We study the composition of housing stock across ownership and rental markets in a dynamic model frictional assignment. Houses are rented or sold to heterogeneous households that sort over quality. Due matching frictions an increasing surplus, wealthy tend own lower value tends be rented, even without financial supply constraints. When calibrated match key market features average U.S. city, is consistent with observed empirical relationships cities. model's implications for affordability, ownership, impact progressive property taxation.
